The DHA Building Approval Process
Before laying a single foundation stone in DHA Phase 8 Karachi, homeowners and developers must obtain formal construction permission from the DHA Building Control Directorate (located at DHA Head Office, Phase 1). Failure to secure prior approvals results in immediate site sealing and hefty Cantonment violation fines.
Phase 1: Pre-Construction Approvals
- Site Demarcation Certificate: Apply to DHA Survey & Demarcation branch. Authorized DHA surveyors visit your plot in Phase 8 to install official boundary pillars, verifying exact plot dimensions and confirming no road or lane encroachments.
- Geotechnical Soil Testing: Due to Phase 8's reclaimed coastal geography and high water table, a certified geotechnical soil-investigation report is mandatory. Standard practice requires drilling 3 to 4 boreholes down to 30-40 feet to test bearing capacity.
- Architectural Drawing Submission: Your licensed PCATP architect submits full architectural floor plans, elevations, sections, plumbing schematics, and structural engineering calculation drawings signed by a DHA-registered structural engineer.
Phase 2: Compulsory Open Spaces (COS) & Setback Bylaws
DHA strictly enforces setback regulations to maintain street aesthetics, natural illumination, and fire access:
| Plot Size | Front Setback | Rear Setback | Side Setback 1 | Side Setback 2 |
|---|---|---|---|---|
| 300 Sq Yds | 10 Feet | 6 Feet | 5 Feet | None (one side zero-line) |
| 500 Sq Yds | 15 Feet | 7 Feet | 5 Feet | 5 Feet |
| 1000 Sq Yds | 20 Feet | 10 Feet | 8 Feet | 8 Feet |
| 2000 Sq Yds | 25 Feet | 15 Feet | 10 Feet | 10 Feet |
Phase 3: Height Limits & Structure Restrictions
- Maximum Building Height: 35 feet from the road crown level up to the roof slab. Parapet walls (maximum 3 feet) and water tank/stair towers are permitted beyond this limit.
- Basement Construction: Full basement is permitted under the building footprint, adhering to the compulsory setback lines. Waterproofing and retaining walls must be certified by a licensed structural engineer.
- Plinth Level: Plinth level must be between 2.5 feet and 4.0 feet above the road crown level to protect against coastal storm drainage.
